Iran Preparing List of FDD Contributors to Be Blacklisted

Iran Vows Appropriate Response to US Interception of Mahan Air Flight

“Under the law, the first batch of individuals working with the so-called Foundation for Defence of Democracies will soon be introduced to relevant institutions, including the Judiciary, to be added to the sanctions list,” said Seyyed Abbas Mousavi on Thursday.

“From Iran’s standpoint, this foundation is not considered a think tank at all; rather, it is an organization which, under the guise of being a think tank, keeps engineering and promoting economic terrorism and the US government’s hostile actions against Iranian people on a daily basis,” he said.

Mousavi said the foundation is the US administration’s operational and designing arm, and the United States takes most of its hostile actions against the Iranian nation based on the machinations of this foundation.

“The first list of individuals slapped with sanctions include people with different nationalities who considerably contribute to this foundation’s moves against Iranian people,” he noted.

On Saturday, Iran’s Foreign Ministry blacklisted the FDD and its director, Mark Dubowitz.

In its statement, the Foreign Ministry said the unilateral and illegal economic terrorism imposed by the US has been plotted and enforced with the objective of bringing about regime change in the Islamic Republic of Iran or affecting the Iranian government’s policies, decisions and measures, or even worse, harming Iran’s national and public security and damaging its independence, territorial integrity and national sovereignty.

It also lashed out at the FDD and Dubowitz for active involvement in designing, imposing and intensifying the impacts of economic terrorism against Iran.

The Foundation for Defence of Democracies (FDD) is a policy institute based in Washington, DC, focusing on national security and foreign policy. Its political leanings have been described variously as nonpartisan, hawkish and neoconservative.

Iran’s Downing of US Drone Warded Off Spectre of War: IRGC

General Amirali Hajizadeh

Brigadier General Amir-Ali Hajizadeh said speculations of possible military action against Iran proved to be false.

“Intelligence services of friendly countries had issued reports on a possible attack against Iran, but we knew that it wouldn’t happen. It was just a ploy to bring us back to the negotiating table. When the US drone was shot down, the ploy of war proved futile,” said General Hajizadeh, the commander of the Aerospace Division of Iran’s Islamic Revolution Guards Corps (IRGC).

He said the Europeans are contributing to Washington’s schemes.

“The Europeans are also part of the United States’ diabolical plan and seek to scare us outside the framework of the Iran nuclear deal, and that’s why they put forward the possibility of an imminent war,” the top general added.

He said they launched a massive war of nerves, suggesting that a war was going to break out against Iran.

“The spectre of war melted away when the American unmanned aerial vehicle was downed. We were confident that if they made the first mistake, we would target their headquarters and bases around us,” he added.

“They knew that they would face our response if took any action, … For the first time, it was proven to the people of the world that the United States’ power was a hollow one,” he said.

On June 20, the IRGC shot down the advanced US-made RQ-4 Global Hawk over Iran’s territorial waters off the coastal province of Hormozgan after the unmanned aircraft breached the country’s airspace on a spying mission.

In a statement, the IRGC said the US-made Global Hawk surveillance drone was brought down by its Air Force near the Kouh-e Mobarak region — which sits in the central district of Jask County — after the aircraft violated Iranian airspace.

US Return to JCPOA Is Ticket to Talks with Iran: Zarif

“The United States is engaged in an economic war against the Iranian people and it won’t be possible for us to engage with the United States unless they stop imposing a war and engaging in economic terrorism against the Iranian people,” Zarif told reporters in Kuala Lumpur.

“So if they want to come back into the room there is a ticket that they need to purchase and that ticket is to observe the agreement,” he noted, referring to the JCPOA, the 2015 nuclear deal between Iran and world powers.

Zarif said Iran does not want to meet for the sake of meeting. “We need to meet if there is a result,” he said.

Trump said this week he would meet Iranian President Hassan Rouhani under the right circumstances to end the confrontation over the 2015 deal and that talks were underway to see how countries could open credit lines to keep Iran’s economy afloat.

Rouhani has said Iran would not talk to the United States until all sanctions were lifted.

Zarif also said Iran will fast track legal action against a British oil tanker that Tehran seized last month in the Strait of Hormuz.

“We will expedite the legal process for the British tanker that is now in our custody after they basically committed sea crimes by taking our ship,” he said, adding that Iran will not be lenient about ships in the Persian Gulf that violate laws.

“We have been lenient about ships in the Persian Gulf. They break laws about communication about sea lanes, about discharge of waste. Now there is no reason to be lenient with those who violate international laws,” Zarif said.

The UK-flagged Stena Impero was diverted to an Iranian port on July 19, two weeks after Britain detained an Iranian tanker off the territory of Gibraltar.

Iran Becomes Region’s Top Country in Biotechnology: VP

Addressing a meeting on knowledge-based economy in Iran’s southern port city of Bushehr on Wednesday, Sattari said Iran has become the region’s top power in the biotechnology sphere.

He said the biotechnology science has made such a remarkable progress in Iran that 97 percent of the pharmaceutical products are being made inside the country.

For a brief review of Iran’s achievements in various fields of science and technology, check the book “Science and Technology in Iran: A Brief Review – 2019

The vice president then explained that science, including the biotechnology, could not be purchased through state-funded universities, noting that income will be generated when knowledge-based companies grow and be able to sell their technologies.

He finally highlighted the ample opportunities for biotechnology-related research and development in the coastal province of Bushehr, saying the knowledge-based enterprises could work on maritime biotechnology with a focus on microalgae.

In remarks in July, Sattari said Iran had plans for special support for medicine and vaccines needed for livestock and poultry, pointing to the advancement of local knowledge-based companies in biotechnology, human and animal medicine, and vaccines.

Iran to Send Economic Delegation to France

Threats against ICC Proof of US Anti-Justice Nature: Iran

Asked about his assessment of the recent negotiations between Iran and France, Iranian President’s Chief of Staff Mahmoud Vaezi told reporters on the sidelines of a weekly cabinet session on Wednesday that the progress made in the talks since last week has been satisfactory.

“A delegation will travel to France next week for talks on the aspects and details of the issues. Once the delegation returns to Iran, one could comment better on carrying out the third step,” Vaezi added, referring to Tehran’s decision to implement the third phase of scaling back its commitments under the Joint Comprehensive Plan of Action (JCPOA).

He also noted that Foreign Minister Mohammad Javad Zarif will not accompany the economic delegation in the upcoming trip to France.

Vaezi emphasized that the negotiations with France are meant to serve Iran’s interests under the JCPOA and to remove the cruel US sanctions, but declined to comments on the details of the French initiative for de-escalation of tensions between Tehran and Washington.

“We and France have own views. We are consulting inside the country, as France is liaising with the European Union. So let’s announce the details when the deal is finalized,” he added.

Paris has stepped up efforts in recent week to persuade Tehran not to take the third step, although the three EU parties to the JCPOA have failed to honor their own commitments after the US scrapped the accord in May 2018.

On Sunday, Foreign Minister Zarif made an unexpected arrival in Biarritz, where the G7 summit was taking place, and met with French President Emmanuel Macron and with his French counterpart Jean Jean-Yves Le Drian.

Malaysian Leader Mahathir Mohamad Due in Iran

Zarif, who has travelled to Kuala Lumpur in the final leg of a three-nation tour of Asia, said on Wednesday that the Malaysian prime minister is scheduled to pay a visit to Iran.

“We’ll be expecting Mr. Mahathir in Iran in the near future,” Zarif told IRIB.

Commenting on the purpose of his visit to Malaysia, the Iranian foreign minister said, “We have very good relations with Malaysia and it was necessary to hold consultations with the Malaysians friends about the bilateral relations, regional cooperation, and the Islamic world cooperation.”

“Moreover, the two countries are involved in extensive talks on various issues, particularly cooperation in the Islamic world,” he added.

“Iran and Malaysia, as two major and advanced countries in the region and the Islamic world, have always had a lot of common grounds for mutual cooperation. We need to study these grounds,” Zarif stated.

There are also a number of problems for the Iranian university students and residents in Malaysia, which need to be discussed with the Malaysian officials and resolved, Zarif concluded.

The top Iranian diplomat has visited Malaysia in a tour of Asia that took him earlier to China and Japan.

Everything You Need to Know about Rental Agreements

The most important of which is the rental agreement, this agreement is crucial in ensuring that the property will be taken cared off and the terms in which the tenant and landlord agree to abide by within the contract period. Without a rental agreement, the tenant and landlord may not be able to resolve disputes in the proper way and may cause problems in the future. As a landlord, there is potential to make good money out of the properties you rent out however, without a clear and valid rental agreement, a gold mine might become a disaster in the future. Thus, if you are new to this business, then you should take the time to learn everything that you can about rental agreements.

State Specific Rental Agreements

Different states have their own laws and policies regarding the landlord and tenant relationship, and there are important variations for each state. The state governs the contracts entered into by its constituents and enterprises, thus in order for a rental agreement to be valid it has to be in accordance with the state guidelines and laws. So it is advised that as a new landlord, you should get to know the state specific laws that apply to rental agreements, so that when you ask your lawyers to draw up the rental agreement you actually know what should be in there and what should not be there. Moreover, you need to choose a firm that would work for you in providing state specific rental agreements as they will be more tuned to the needs of the client.

Robust Rental Agreements

Rental agreements are necessary for the protection of the landlord and the tenant, it identifies and clarifies the coverage and limitation of the contract as well as the duties and responsibilities of both parties. It is important for the protection of the landlord against problematic behavior of the tenant, for example if he or she fails to pay rent, or any damage to the property is incurred by the tenant or the refusal to evict from the property. The contract is legally binding and the landlord can take legal action against the tenant if it comes to it. The tenants’ rights are also protected in the agreement in terms of what he or she is entitled to like the cost of repairs, the availability of utilities, safety and security in the property and the limitations of their rental like whether pets are allowed or not, renovations or any changes to the structure of the property and the like. You would need a robust rental agreement that would include all of the following and any other addendums that the state requires.

Different Rental Types

The rental agreement is often differentiated by the duration of the rental contract and the kind of space that is being rented out. In terms of duration, rental agreements can be on a month by month basis, it could be semi-annual and annual or a long term lease of about three to five years. The most common is the monthly arrangement, but the rental agreement is said to be renewed monthly at the end of each month or the payment of the month’s due. Most students and young professionals would prefer this arrangement as it is easier to maintain and if ever they decide to move or rent in another area, there will not be any issues with having to terminate the contract or to lose money for not completing the contract. On the other hand, professionals or new couples who are looking for stability and roots would rather go into long term lease or rental agreements. Long-term lease are a bit more cost-effective than month to month rates as you will have to pay for the entire duration of the agreement. It also provides security for the tenant as they cannot be asked to move out from the property at the whim of the landlord. A special kind of rental space is the vacation rental, which is basically renting out a property for the duration of the vacation which could be from overnight to a month. A vacation rental also has specific guidelines and this should be reflected in the rental agreement as it includes the use of the furniture, appliances, pools, beach house or any other amenities in the vacation house.

Another type of rental agreement is based on the kind of space that is being rented out. The most common of which are residential spaces such as pads, apartments, lofts, houses and condominiums, other spaces also include shops, warehouses, buildings, office space and others. Then there are storage and garage spaces that tenants want to have to store their valuable or old things that they do not want to part with. The rental agreement has to identify and specify which space or property is being rented and where it is located. Moreover, there should also be information regarding the dimensions of the space and what other part of the property is included in the contract, say if the house has a guest house or a pool, or if the building includes access to the rooftop or basement and the like. A good rental agreement should be comprehensive and be acceptable to both landlord and tenant. If in case the landlord wants to put in a certain clause or limitation to the contract and the tenant does not think it is acceptable, then the agreement will not push through until they can come to terms that are both acceptable to them. Although it is always the purview of the landlord to put in the terms that he or she wants but no one would rent your property if it is too strict or limiting.

Key Aspects of a Rental Agreement

Although there are different types of rental agreements, and it is often on a case to case basis, there are a few key aspects of a good rental agreement. The first one is that the agreement should identify the landlord and the tenant and the correct information about them. Secondly, the contract should state what the agreement is about, and to identify the specific details about the property, its location, dimension and what is included inside the property. Then it should also state the period covered for the said rental agreement, when it starts and its end and if both parties agree, it should also state whether the contract is renewed automatically or not and the provisions in which it is considered as renewed. Then of course, the contract should identify the amount of the rental fee and how it is to be paid, on a month to month basis, in full for the duration of the rent or in a staggered basis. Finally, the agreement should include the limitations of the agreement, the conditions in which it will be violated and the actions to be taken when either the tenant or the landlord do not hold up to their contract.

Rent to Own Agreement

Most landlords see their rental properties as a sure way to make money without having to invest so much time and effort on it. In fact, real estate is one of the best ways to become financially secure, and it is the only business that keeps on increasing in value. A property you may have bought in the past for a few thousand dollars could be worth millions in the future. But as any business, housing and real property can also take a blow from the economic and financial crisis we have seen just in recent years like the housing bubble. Moreover, overtime it becomes expensive to keep on paying real estate property taxes and other dues that the state requires. Old property has to become compliant with new building rules and regulations and this would mean a large investment for the landlord. So to get around this predicament, especially for those aging landlords who do not have a family to leave their properties too would prefer a rent to own agreement. Rent to own simply means that the tenant pays rent for a number of years until the valued amount of the property is paid off, and then the ownership of the property is transferred to the tenant. Agreements like this are actually very rare, and if you happened to come across one, then take the opportunity, by the end of the contract, you get to own what you have been renting out.

An Easy Rental Agreement

With the advent of technology, even making a rental agreement can be done online at the ease of your fingertips. Look for a firm that specializes in rental agreements across different states and someone who can work with digital forms and e-signatures so you can have hassle free transactions with your tenant and be able to weed out those whom you would not want to be your tenants.
